Committee Applications Out in October

In our last annual meeting, we mentioned that we would being setting up some committees this year. These committees (Landscape, Lighting, and Disaster Preparedness) would be responsible for monitoring, inventorying and tracking the specific common area assets under their auspices, and reporting this and making related recommendations to the Board of Directors of the Association. The Ground is a Shakin’ and a Breakin’

The Board of Directors is in the process of approving the specifics on a variety of measures to improve the streets, sidewalks and driveways of the Association 1 common area. Careful management of our reserve funds have allowed us to plan for these significant improvements. Continue reading

Paseo Real road surface

While the Association will be repaving our interior roads shortly, Paseo Real remains a problem. Most of Paseo Real through Association 1 is maintained by the Golf Club, and is not the responsibility of the Association. Moreover, our bidding contractors have indicated that Paseo Real is beyond minor repairs and slurry sealing, and really should be fully repaved. Continue reading

Main Gate issues

The board is aware that swinging gates at the Main Gate are a bit erratic. Welk and CCGC have been notified and are also aware of the issues. They are actively trying to solve the issues.

Please exercise caution at the gates, especially if following someone in or out. It is best if you wait for the gate to open specifically for your car,

Change in roof inspections

As indicated by the CC&Rs, roofs are considered exclusive use common area, and are to be maintained by the homeowner. In the past, the Association has conducted an annual complimentary roof inspection to let homeowners know of any obvious issues on the roof to be addressed by the homeowner. Continue reading

Concrete repairs are being planned

The board is currently surveying sidewalks and driveways for potential repairs. You may see various contractors as they are developing bids. Once work is actually scheduled, we will notify residents in advance of any sidewalk or driveway work. Please stay tuned.

Lighting expansion continuing

We are continuing to add lighting to the Association common area, but the work is not yet complete.  We’ve recently added pagoda lighting to some of the guest parking areas. And we are working on lighting some dark areas that have been mentioned by some of our residents.

Because of the way electricity has to be pulled, some of the more dramatic facade and tree lighting will be offered by working with adjacent homeowners and their electricity, offering a small subsidy to cover the ongoing costs of this efficient and cost-effective ambient and accent lighting.

We are happy to see our overall electrical costs go down by as much as 30% when compared to the years prior to swapping out everything for LED lighting.

Draconian water restrictions lifted

The State of California has eased the unprecedented tight water restrictions. This means we won’t have the horrible threat of severe penalties like we’ve had over the past year. (We did extremely well, even so, being rated EFFICIENT for the vast majority of the past year.)  This does not mean, though, that we can go back to our carefree ways. Water rates will be going up tremendously, and we are still charged with the responsibility of conservation. Continue reading

Pool electrical upgrades

Recently, we had an electrician check out all the pool wiring to make sure that we did not have any imminent dangerous situations that might cause electrocution. He found no critical issues, which was great news.

However, because we like to be on the safest side possible, we asked that he do the work necessary to bring the pools up to the current city/county codes. This work was recently completed. City and county codes do change over time (typically getting more stringent), and we are obligated to bring things to the most recent code when doing major work. If not doing major work, it is still wise to err on the side of caution and do what is necessary to match current codes.

Our pools and spas are some of the jewels of this Association, and we want to ensure the safest possible pool experience for our residents, and never to defer maintenance on these precious assets.

Pools and Electrical Safety

Recently, a tragedy occurred in Palm Springs when several members of a family were shocked (and one electrocuted) when entering a pool that had faulty electrical wiring. This was a freak occurrence, but can happen

We want to make sure that our residents at Cathedral Canyon Association #1 are safe in our pools and spas. Not only do we have excellent pool maintenance people to keep the water sparkling, but we also periodically employ electrical maintenance people to ensure that our circuitry around the pools in safe and sound.

Last week, our lighting and electrical contractor did a comprehensive review of our pool-related circuitry and he did not find any safety issues.  Everything was properly grounded and bonded. So feel free to continue to enjoy and relax in our beautiful pools and spas.
