Mailbox Cleaning to be Performed

To keep our new mailboxes looking as good as possible, the Association will be cleaning the mailbox exteriors on a periodic basis. We face some unique challenges in keeping these boxes clean, whether it is rain or wind and dust…..or birds. šŸ™‚ Ā But it is important that Association 1 look its best, so this cleaning will indeed be performed.

New Pathway Lighting

The Board has approved the first phase of new walkway lighting. This first phase will improve the lighting on the south walkway adjacent to the Welk Resorts wall. There will be additional pagoda lighting, as well as some spot lighting to provide decorative and increased ambient light levels. A second phase will be installed in the green space between Camino Jalan, Calle Barcelona & Paseo Real. Continue reading

New Paseo Real Landscaping

The Board has approved additional desert landscaping for the Association. In the coming month, the east/north sides of Paseo Real will be converted to desert landscaping. Not all will be converted, as we desire some green space along the stretch, both for aesthetics and for doggie relief. The design will be similar to that of Camino Jalan and Calle Barcelona. My home? My Tree? My Patio?

Living in a condo is quite a difference from a single-family home. Suddenly, there may be confusion about what is “yours” (the homeowner) and what is “ours” (under the control of the condo association), and misunderstandingsĀ can erupt. The good news is that the definitions are very clear and precise: they are specifically outlined in both the governing documents (CC&Rs, ByLaws and Rules & Regs) and in California state law. North Landscaping Project Completed

Driving around the Association, you may have noticed a new desert landscaping look for Camino Jalan, Calle Barcelona and Calle Mora. Because of the shadows created by many of the buildings on these streets (and because of the water restrictions), it was difficult to maintain a nice grassy lawn in front of the units. We opted to both save water and update the look by designing a xeriscape with various sizes of gravel and rock, along with boulders and desert flora. We are very happy with the job that PinnAcle Landscaping did for us.

Concrete Repairs Have Been Completed

Re-Paving in December

All of our streets (other than Paseo Real, which is maintained by the Golf Club) will be completely repaved between December 5 and 9 of this year. In years past (every 3 years or so), we have done only slurry sealing (which is akin to sealing crack and painting the asphalt black), but it is time now to dig up the streets and do a full resurfacing. Because of our careful balancing of reserves and monthly assessments over the past few years, this very expensive project can be completed without the special assessments that many other associations have to suffer.
