New Time/Date for Monthly Board Meetings

Starting in February, 2019, the Board of Director’s meetings will be held on the 3rd Thursday of the month at 2:00pm. The location remains the same: the Desert Management office at 42-427 Rancho Mirage Lane just behind Wally’s. Please refer to  the calendar for updated information during the end-of-year holiday season.

Monthly Assessment Late Charge is now 15 days after Due Date

The governing documents of the Association state that the due date for your monthly assessment is the 1st of the month, and payment is delinquent 15 days after its due date. This is stated in paragraph 7.12 of the CC&Rs. Until now, the Board of Directors chose not to levy the late charge until 30 days after the due date. However, at the November 2018 meeting, the Board voted to enforce the delinquency date specified in the CC&Rs. Starting January 1, 2019, late fees will be levied 15 days after the due date (on the 16th). The late charge is currently $5. Paragraph 7.12.2 does allow for an increase to the late charge, but none is planned at the moment.

Nick Vega appointed to the Board of Directors

Homeowner Nick Vega was named to the board of directors as the Member-at-Large at last Thursday’s meeting. Nick, a resident of Calle Avila, brings a wealth of corporate leadership experience to the board, and looks forward to serving the homeowners of our Association. Keith Jefferies, board member (2006-2018) and Past President (2009-2017) has stayed on the board until his position could be filled by someone. He formally tendered his resignation effective September 30 in order to welcome Nick. He is thankful for the wonderful experience of serving the Association for over a decade, and wishes Nick the best in his new position.

Board of Directors Seat Available

During the last Annual Meeting, only one person ran for two Board seats. Because of this, one seat was left vacant. The Board asked longtime board member (and former President and VP) Keith Jefferies to remain on the board for the time being. Keith graciously accepted to do so as Director-at-Large, but after 12 years on the Board would like to relinquish the seat to another homeowner.

If you are interested in being considered for a seat on the Board, please submit your request in writing or via email to President Bill Messersmith (president@cccc1.com). The Board will consider all applications and will then decide on which candidate may fill the seat. Prospective Board members are required to meet all requirements stated in the By-Laws of the Association.

Being a Board takes a minimum of time each month, but the position carries a great deal of responsibility. Be part of the solution in making our Association better and better each year. Apply today!

Landscape Committee

Our new Landscape Committee, Bob Thomas (Chair), Diana Grant and Mark Neuman, has started to make regular visits to all areas of our Association to address areas in need of pruning, replacement plants or new plants. This advisory committee will report to the Board of Directors on the above issues, and the board will then prioritize projects for our Landscaping Contractor–PinnAcle Gardening.

Swimming Pool News

For the past several years during the winter, we have been heating only two of our poalong with all five of our spas. This year, we will be heating three pools to make access more convenient for all. We are now heating pools #1, #3 and #4, along with all spas, and believe that it will provide a heated pool that is close to everyone.

The automatic water level controls that we installed on all the pools and spas have been working great, and it has been wonderful to have the water always at the proper level.

Heaters for Pool and Spa #1 have been turned on again after the installation of a new gas line to replace the original line which was leaking. This was a major unexpected repair and took longer than we had hoped to complete.

New Pest Control Company

Effecive February 5th, we will have a new pest control contractor for all of our common areas–Dewey Pest Control. All of our owners will now also have the option to have the interiors of their homes sprayed monthly to help control pestsfor a monthly fee of $20.00. All newsletters are mailed to those who do not wish online access for Association business. However, for those who are ok with getting Association business online, you can find the current and (some) previous newsletters on the website under Newsletters. The Winter 2018 now appears there. Please review the newsletter since not all newsletter articles are posted on the website.

Annual Membership Meeting

Our 2018 Annual General Membership Meeting has been scheduled for Saturday, March 10, 2018, at 1:00pm. The meeting will be held in the HOA #9 Clubhouse in the West Gate a7675 Calle Mazamitla. We will be holding an election to fill two seats on the Board this year. At least one of our incumbent board members will not be seeking re-election. If you are interested in serving on the board, please contact Anjanette Baca at Desert Management ASAP. We look forward to seeing as many of our owners as possible attending and participating the Annual Meeting.
